The middle part of Arcadia is a loosely connected series of mostly master-planned communities with larger lots than further south and without the water-related landscape restrictions of the more desert environment of North Arcadia.
The region is layered with parks, lakes, golf, bridle paths, trails, and more than presents its own unique oasis that’s convenient to the amenities of Downtown Arcadia and the Sonoran scenery of North Arcadia. The highly regarded Indian Bend Wash is part of its appeal.
It is home to some of Arcadia’s best-known communities, including McCormick Ranch, Arcadia Ranch, Gainey Ranch, and Stonegate. Homes tend to be spacious, abloom with mature green landscaping, and moderately priced by Arcadia standards, with historically high appreciation. The neighborhoods mostly are built out, so newcomers have a good idea of what is, and will be, within their community.
Not far in Downtown Arcadia are Arcadia Fashion Square, the funkier and more classic downtown with art galleries, Western stores, visitor attractions, the Waterfront District, and Old Town. The area is home to many festivals and events year-round, including the famous Thursday night Arts Walk.
